Channings Lake subdivision is located in unincorporated Gwinnett County approximately one mile north of GA Hwy 316 on Collins Hill Road. Our 110-home neighborhood is nestled in the premier residential area of Gwinnett County commonly referred to as the 'Golden Triangle'.
With convenient access to the Atlanta area, as well as excellent schools, nearby parks, convenient shopping, and a variety of activities, we live in a highly sought after geographic area. The single entrance to the subdivision provides security for our spacious wooded home sites that are controlled by architectural design standards. The average lot size is approximately one-half acre with lake front property averaging over an acre per lot.
Our 30-acre lake provides residents with leisure activities such as canoeing, fishing, picnicing and strolling around the lake. Amenities include a swimming pool with an open-air cabana, a children's wading pool, two lighted tennis courts, a playground area for our children, and a lake trail.
We have an active homeowners association. Our goal is to maintain the high quality of living in our neighborhood and promote strong property values. The Channings Lake Homeowners Association was established in 1989 with the homeowners taking control of the association in 1993. A five-member Board of Directors manages the homeowners association business with the help of a property management company, ShaBen & Associates.
